Housing Disrepair?

Your landlord also has to make sure that the property is fit to live in. Sometimes your tenancy agreement will say that your Landlord has to do other things around the property as well.

There are only a few times when these laws do not apply to your landlord, such as:

Until you have told your landlord about the problem; or
If you (or someone you let into the property) have caused the disrepair.

The following are examples of repair that are the responsibility of your landlord. If your rented property is affected by any of the below issues then you may have a claim for Housing Disrepair.

Damp and/or mould
Damaged and/or worn brickwork
External drainage
Faulty heating
Leaking roof
Faulty and/or damaged plumbing
Rotting windows
Unsafe flooring and/or stairs
Structure and exterior;
Installations that supply water, gas and electricity;
Toilets, sinks, baths and showers; and
Boilers/heating;
Vermin

If any of the above applies to you then you likely have the basis of a claim. You should also ensure that you are renting from a local council or through a social housing association and the disrepair issues in your home are affecting your day to day life. You must have previously informed your landlord about the issues and they must have failed to respond or to provide an acceptable and reasonable timeline to fix the issues.
